Markham St. Little Rock, Arkansas 72201 Re: 4415 Country Club Blvd. Dear Tim, We are requesting a variance to reduce the west side yard setback to 3 feet at 4415 Country Club Blvd. The purpose for this request is to achieve two objectives. The first is to save two mature trees located along the front of the site facing Country Club Blvd. To accomplish this, the house is sited further south than the required 25' front yard setback. This move obviously reduces the buildable area for the house and the displacement of the plan requires an increase in the width. The second goal is to diminish the garage's visual impact from the street by taking advantage of the alley to the east. The narrow 10' alley provides a challenge for vehicular access turning into the garage. To meet a minimum required turning radius, the main east wall of the house needs to be sited beyond the 7.2' side yard setback. If granted, the variance will allow approximately 12' as a turning radius to access the garage and provide a deeper setback to the east. The neighbor's house to the west is located 10' from the shared property line and has written a letter in support of the request. We feel that it is beneficial for both the neighborhood and our Client to achieve these two goals. Thank you for your time and consideration.
