The owner, Centennial Bank, is requesting a variance from the Ordinance Section 36-557(a) that requires all on -premises wall signs to face street frontage for the following reasons: South Elevation Signage Variance: Centennial Bank's south elevation faces a privately maintained drive off of Cantrell Road (although this drive is also named Cantrell Road). This drive services five business including a five -story BanccorpSouth building. There is precedent for signage facing this street. Each building has either a monument sign along the street or a building logo. In fact, the BanccorpSouth building has a logo on each of the four building faces (two of which face Centennial's same private street frontage). Centennial Bank is asking for a variance for a logo to be placed on the south elevation based on the precedent set forth for logos facing this privately maintained drive. North Elevation Si na a Variance: Centennial Bank's north elevation is the primary entrance to the bank building and has main visibility from the parking lot. This building elevation is primarily visible from the intersection of Cedar Hill and Rebsamen Park Road. Cedar Hill is an elevated street to the north of the bank and the street is partly above the buildings adjacent to the street. In addition, the Bank's neighbor, the multi -story BanccorpSouth building, has set a precedent for placing a major building logo that overlooks an adjacent property, but is seen above from a major street. The variance is requested based on the visibility of the bank's three-story main elevation to the busy intersection to the north. East Elevation Si na a Variance: Centennial Bank's east elevation does not directly front on the privately maintained drive discussed above, but the logo is visible along its direction. Similar to the BanccorpSouth building's northwest elevation signage, the predominance of the logo is achieved as you move along the drive, though it does not directly face street frontage. Therefore, based on the precedent set by the approved BanccorpSouth logos which have a similar relationship to the shared private drive (also named Cantrell Road) and a similar visibility from major roads and intersections based on the building's height (even though not directly having street frontage), Centennial Bank believes it would be appropriate to approve the sign variance for the south, north, and east logo placements.
