Markham Street | Little Rock, AR 72201 RE: Variance request 1014 Beechwood Little Rock, Arkansas 36-156(2)(c) “Accessory Buildings or Structures” for coverage in excess of 30% within the required rear yard. Dear Homeowner, On behalf of our clients, Dr. Anthony Gary and Mrs. Kimberly Williams Gary, we are requesting a variance to the Board of Adjustments. This variance proposes a swimming pool located in the back yard of this property. Said pool will require a variance because the pool is considered an accessory structure and the proposed improvements will exceed 30% of the rear building setback. There is currently an old concrete driveway in the location the proposed pool would be located which will preserve the green space in the lawn between the pool and the house. We are essentially trading concrete for concrete but in a way that will actually prevent runoff and improve value to the property. We feel this is important in not only preserving the lawn for our clients family but also to prevent erosion or runoff issues as a healthy lawn is one of the key components to preventing unwanted runoff. We are also limited on moving the pool further east and into the existing lawn due to the location of the underground power feeding from the utility pole to the house.
