RE: Request for Rear Yard Set Back Variance
Dear Members of The Little Rock Board of Adjustment:
This is a request to allow a variance to the 25 foot rear yard setback requirement
of the R3 zoning ordinance as it applies to our property located at 501 N Cedar
St Little Rock, AR 72205. The purpose of the variance is to allow us to build a 21'
x 10' addition to the East end of our existing residence.
Our home is located at the Southwest corner of Cedar St & Lee Ave, and this
corner lot is an outlier from the majority of lots in the neighborhood as a 2/3 lot.
Even so, our requested variance would still be consistent with the purpose and
intent of the overlay standards with a FAR of .31, well within the guidelines of .37.
Also, there is already a precedence set with a permanent structure of a stone
retaining wall that runs the length of the driveway between the proposed addition
and property line (see attached copies of recent survey).
We love the charm and character of the neighborhood, and our 100 year old
home. However, the original design and footprint of the home is not conducive to
modern living, and with a small addition we could greatly increase the
functionality and enrich the use- of the space for generations to come. The
addition would be constructed as similarly as possible with materials that are
consistent with the original structure to preserve the historic nature of our home.
This addition would provide the necessary space to allow for a dedicated laundry
room, as well as a second bath: much needed improvements to the current
configuration that would greatly improve the practicality of our home.
