Re: MEMS Parking Lot
Dear Tim -
Enclosed please find an application for two variances for a new parking lot for Metropolitan Emergency
Medical Services (MEMS) on Chester Street at 1-630. The lot will be for MEMS use only and will be
accessed from their existing lot at 1121 W.7th Street only.
The variances are to allow for a reduced freeway buffer along where the lot is adjacent to the access
ramp to 1-630 and to allow the Owner to forego planting the required street trees along Chester Street.
The reduced buffer request is to allow the Owner full benefit of the property whereas if the full buffer
requirement was imposed it would render the property almost unusable.
The second request is to allow the Owner to forego the planting of street trees along Chester Street. At
this location, Chester Street transitions into either an access ramp onto 1-630 or crosses over the
freeway. The area controlled by ARDOT extends a fair distance to the north along Chester at this
location and in addition to this, an existing driveway providing access to the back of several business
along 7th Street renders this stretch of Chester almost void of any realistic place to plant a tree.
We hope the Board of Adjustment will agree with the reasoning behind these requests and vote to grant
the variances at their November 19, 2020 meeting.
