Dear Members of the Board:
The lot of record at 406 East 17th Street measures forty-five (45) feet by fifty (50) feet
and is bounded by 17' Street on its southern boundary and an alley on its eastern boundary. The
standard city lot in the area is fifty (50) feet wide by one hundred and forty (140) feet deep. City
code for this lot requires a twenty-five (25) foot front and rear setback. This shallow depth
provides no developable area if the area provisions (setbacks) of city code are strictly enforced.
We are requesting a reduced front setback of ten (10) feet and a rear setback of six (6)
feet to allow for the construction of a modest single family home with a total depth of thirty-four
(34) feet. The home will fit within the code -required side yard setbacks, and is proposed to have
a width of twenty-two (22) feet, as well as a semi -enclosed carport or parking area thirteen (13)
feed in width. The attached plot plan depicts the footprint of the proposed improvements.
Without the grant of a variance the parcel is rendered undevelopable. We appreciate your
consideration to this matter.
