Woodall’s development in the area will be an improvement on multiple levels and is probably worthy of support. 2. However, this is an example of inadequate (prior) application information. The property evidently requires an additional variance, but we weren’t given enough info to know it. Because we weren’t given a thorough, complete application, this is annoying - but that’s ok. See no. 1 above. 3. I suggest we grant this variance administratively, on these grounds: “less than 10% of the proposed footprint,” and “less than 10% of the required front yard,” and clarify this is a unique exception, not extended to other properties or proposals. (The 650 sf front yard is after the approved reduction from 25’ front setback to 20’ setback.) Required front yard area (variance granted Oct. 2020): 20.0’ d x 32.5’ w = 650.0 sf …Not sure which percentage you’re looking for or where you’re headed with this, so I gave you all the areas I could think of. (It would be a 24% encroachment without the recently approved setback reduction from 25’ to 20’.) The Code says: Sec. 36-156(a)(2)a “…The Planning Director shall have specific authority to grant a variance from this provision provided the encroachment will not extend into a required yard setback more than ten (10) percent of the ordinance requirement.” Please shout back.
