HomeMy WebLinkAbout5205 Kavanaugh 9.3.2020 Opp LetterFrom: Audrey Ray <aray1288@gmail.com> Sent: Wednesday, September 2, 2020 4:44 PM To: LRzoning <LRzoning@littlerock.gov> Cc: Herndon, Tim <therndon@littlerock.gov> Subject: File Z-9454-A Dear members of the Board of Adjustment, My name is Audrey Ray, my fiancé Bryan and I live at 5201 Kavanaugh, located directly east of the property under construction. We bought this house in March of 2020 just prior to the start of construction next door. My reason for opposition to the requested variances is that contrary to builder/buyers argument that it would increase my property value, I think it would have a negative impact on our homes value and decrease the appeal to many buyers. One of the reasons I was OK with purchasing a house on Kavanaugh (which is a busy street) was that the backyard was nice and private. We were aware of a planned addition next door at the time of purchase and were OK with that based on looking at some of the other nearby houses in the neighborhood that have significant additions (easily 3500+ SF on same size lots) but are built to code. What went up was not at all similar to those and had we known ahead of time, very likely wouldn’t have even considered buying the house, which is what worries me. It has completely changed our back yard. The 2 story structure is extremely tall and runs the entire length of our backyard, blocking our backyards sunlight and privacy. It feels very closed in. We just wish someone would have considered the affect these changes would have on the next door neighbors’ property before proceeding to build beyond what the permit allowed. We hope some kind of solution can be found that is fair and reasonable for all parties involved. Thank you for reading this and considering both sides of the issue. Audrey and Bryan 5201 Kavanaugh
