The home owner would like to add a detached carport, rework the existing circle drive,
replace the existing metal fence on the south side of the property with a brick fence,
and add a pool and covered patio.
We propose to build a 3 car carport in approximately the same location as the existing 2
car parking pad on the north side of the site. On the south side of the site we propose a
covered patio that will be the some size as the carport. Both the carport and covered
patio will be symmetrical with the house, match the existing roof slop of the house, and
have a soffit and fascia to match the existing house. Neither of these structures will
contain any enclosed space.
The driveway and off street parking will be reworked so that the two curb cuts onto
Normandy will comply with the city of Little Rock ordinances, reducing the total opening
onto Normandy. The existing concrete parking pad and circle drive cover an area of
2,505 Sq. Ft. The proposed covered parking and reworked circle drive will cover 2,296 Sq.
Ft. This will reducing the hard surface in front of the house by 209 Sq. Ft. Currently there is
no on street parking on Cantrell or on Normandy, so any guest parking has to be
accommodated on site. The existing circle drive is very steep, making it unpleasant to
use. And douse not match the house's architectural style.
The pool will extend along the south side yard from the covered patio. The covered
patio, and paved area around the pool will be 903 Sq. Ft. of hard surface to the site. The
only area available to build a pool and additional exterior entertaining space is the south
side of the property. The existing house is at most 18' from the west property line, so we
cannot locate a pool to the back of the house as would be expected.
A new brick wall will be added along the south property line to help reduce noise from
Cantrell and provide privacy.
The addition will complement this historic house built in 1941 and further enhance and
solidify this corner of the Heights neighborhood with this approval and completion.
Enclosed, please find 6 copies of the current survey of the property and 6 copies of
proposed changes.
