Commerce St. Dear Members of the Board: The parcel at 2013 S. Commerce St. measures sixty five (65) feet wide by fifty (50) feet deep. The standard city lot in the aria is typically fifty feet wide by one hundred and forty feet deep. City Code for this lot requires twenty five foot front and rear setbacks. The shallow depth provides little developable area provisions of city code are strictly enforced. This lot is shown on the 1913 Sanborn Fire Insurance map, page 213 and is reflected in the enclosed deed. We are requesting a reduced rear setback of ten feet to the exterior wall. The attached plot plan depicts the footprint of the proposed residence. The home will include a one car garage with access from Commerce St. The livable space of the home will provide two bedrooms and two baths as well as a living room and kitchen. Without the grant of a variance the parcel is rendered nearly undevelopable. We appreciate your consideration to this matter.
