Markham St. Little Rock, Arkansas 72201 Re: Swimming Pool and Pool House addition to 5001 Country Club Blvd. Dear Tim, We are requesting a rear yard setback variance at 5001 Country Club Blvd. for the purpose of adding a two-story pool house/golf cart garage/exercise room addition and a swimming pool. This addition is proposed in this location due to the golf cart storage component needing access from the driveway. While their house is on a large lot, the Owners are hoping to maintain a significant amount of green space to the west to handle run off from the lot to the west that is significantly higher in elevation. This project will also include a covered porch expansion and replacing the southern stone retaining wall on their property with a properly reinforced retaining wall at the level of their southern neighbors and a 6’ high brick and wrought iron fence at their rear yard elevation. In lieu of the required 25’ rear setback, we are asking that the Pool House be allowed at 7.5’ from the rear property line and the narrow end of the swimming pool allowed at 8’ from the rear property line. This proposed construction constitutes only a slight increase in rear yard coverage of 30.9% in variance with the allowed 30%. We are also requesting a side yard setback variance to accommodate for the house being constructed 6.75’ from the west property line when it was built in 2012. Also, please note that the pool is located 10’ from the centerline of the power poles to the south of their property per Entergy’s requirements. Thank you for your time and consideration.
