HomeMy WebLinkAboutLetter of IntentJune 29, 2020 Board Of Adjustments City of Little Rock Variance Application Cover Letter 1414 Park Lane Dear City of Little Rock, Board Of Adjustements, I'm writing this letter as we apply for a variance to the sideyard setback of 10% lot width to allow for a zero side yard setback on the North Side of the property located at 1414 Park Lane. This home is in the MacArthur Park Historic District and is currently awaiting the July Agenda meeting for Certificate of Appropriateness. The lot size is 5,525.5 square feet and sits at a dead ended roadway that used to run North to the Park. This road has been cut away to allow for the buildout of Interstate 630. Currently, the AR Department of Transportation owns the adjacent property to the North of said lot and has allowed an easement to the City Parks Department for a sidewalk along the thoroughfare. As there will be no future developement to the North and the lot we are building within is smaller than a typical 7,500 square foot lot, and our 2,380 square foot two storey home design with accessory building takes up most of the available space, we are asking for a variance to allow us to move the footpring of the home to the North side zero lot line. This will give the property a larger side yard and more distance between our proposed residence and any future development to the South side of the this lot. We previously had approached this variance with the idea that we should apply for a PRD to set our own rules and setbacks since the lot in question is smaller than typical in this neighborhood. After discussion with staff and Monte Moore, it was decided to pursue Historic District COA prior to variance application. This attempt at applying for variance is in coordination with HDC meeting agenda dates and Board of Adjustments agenda meeting dates as laid out in the calendar schedule.
