Please accept this letter in support of our request for a variance(s).
Our request for variance(s) is to demolish and replace an existing one car carport with a two car garage
detached from the house.
We ask that the Board consider a variance to demolish the carport and build a garage in its place. City
Code Section 36-156 requires that accessory structures in residential zones be located at least 15 feet
from street side property lines and allow for maximum rear yard coverage of 30 percent, but our proposal
is not unlike those of several of our neighbors, nor any different than new construction occurring in our
neighborhood, thus would not be unordinary to the normal new construction projects in the Heights.
in addition, to allow for a longer driveway onto Z Street, we ask for a variance adjustment to push the
structure to the property line and eliminate the 3-foot setback to zero (0). This would allow for more
visibility for on coming traffic as well as ourselves when backing out of the proposed structure. The back
of the structure would blend in nicely with a retaining wall that would level out the property and allow for
better drainage flow.
We have attached two copies of the survey produced by Brooks Surveying that shows one with the zero
setback that we are requesting and one with the standard 3-foot setback. Due to the width of our lot, if
the Board disapproves of the zero set back, we would like you to consider approval of the structure with
less than 15 feet from street side property lines and allow for maximum rear yard coverage of 30 percent.
