Ryan,
Public Works is Ok with the proposed addition. The outer portion of the retaining wall foundation
should be located outside of the right-of-way on private property. If the retaining wall is 4 ft or taller, an
engineer’s design certification is required. Attached is the CLR Engineer’s design certification form.
If the existing trees are proposed to be removed and they are located within the public right-of-way off
the subject property, the CLR Urban Forester, Robby Hudson, must be contacted for approval of the
removal of the trees.

That’s correct.
Dash - dot - dot - dash is the property line. The property line in question runs parallel to Kavanaugh on
the north side of our property. It’s probably ~20’ from the street. There’s a sidewalk, bushes and mulch
on the same plane as the street, then a hill sloping downwards to the south towards the house, a
retaining wall...and then the dash-dot-dot-dash property line.
The “dash only” line is the 5’ side yard set back off the property line that Brian had identified for us in
the first phase of this prior to taking it to an architect.

I checked your plans against the Hillcrest DOD. Your numbers are good either way you go.
I checked with Monte Moore. He does Board of Adjustment. He recommended the you check with
Public Works on this. I have included Vince Floriani in this email. If Public Works will sign off on it, then
you can file for a BOA side yard variance. Monte thinks it has a fair chance of approval. You will be
building to the property line at one point the way we look at it. If you file for the BOA, you will need a
survey from a surveyor to say exactly how far away from the line you are. You will need that survey to
get your building permit also.

Hi Brian,
Attached is:
A survey & previous calculations (ignore those; we already did the roof over the deck; i'm writing today
about a room addition)
I also have attached two potential architectural plans to do a home addition. One that combines a
carport + bedroom into one building, and the other that creates an attached bedroom addition +
detached car port.
You can see where we are proposing locating the northeast corner of the building (or buildings) onto the
5-foot setback line, on the north side of our property, which runs up to Kavanaugh, just west of Midland
Street.
