I hope you're feeling better after root canal. Attached, and linked here via Dropbox, please find our provisional final proposal for additions to 524 Midland Street that we intend to submit on Tuesday, 6/30/20 as an application for residential zoning variance. The variance would allow us to build a portion of a carport and room addition onto our sideyard setback. Please disregard all past drawings that we submitted for your review. Of particular interest, is that once we had a topo survey performed, it revealed that the northeast corner of the carport's roofline is still 2.3' from the property line (instead of hanging over the property line as we initially thought from the basic survey we were using). So in sum, the entirety of these proposed structures and their rooflines are fully on our property, and the requested variance would allow construction of a triangular portion of these structures onto the setback. We've also attached photos of existing conditions of adjacent and similar properties along Kavanaugh between Stiffts Station and the Hillcrest Central Business District that demonstrate building a portion of a structure up to the property line on Kavanaugh is a common practice. Our architect, Robin Borne, copied here, and I would love to chat with you briefly on Monday to glean any feedback or necessary adjustments that you can provide. Would 11:30 am, or 2:00 pm be a convenient time for you to speak by phone? With enormous gratitude, Ryan Harris Cell: 314-479-3001 -- Ryan Harris 314.479.3001
