(Further below, you’ll see earlier comments from White Dater.) At this point, I’m still not sure what to recommend. I will call Joe White a talk to him. …For example, what is the process the owner and his consultant will go through to get a pipe system (extension to the City’s 36” storm sewer) approved, built and inspected? Is there a drainage easement dedication necessary as part of the project? What happens downstream, to downstream properties – is that a consideration? I propose a condition be placed in the BOA minutes stating an engineer certified grading and drainage plan is required to be provided to P&D for approval prior to the issuance of a building permit. After approval of the grading and drainage plan, the construction contractor should contact P&D for inspection and approval of the pipe system construction prior to the issuance of the certificate of occupancy. CLR does not want a drainage easement to maintain. Stormwater runoff from the 36 inch pipe will not affect downstream neighboring properties. Let me know if you want me to come upstairs to discuss. The applicant is waiting to hear what we’ll recommend to the BOA. Attached are two sketches of the same design, just used PAGIS for one and the Yeary Lindsey site plan for the other. I think this is the best way to control the stormwater and get it to the draw on the rear of the lot. Based on your earlier email, is this something you’re going to do yourself rather than the City? If so, I have a good contractor that has been doing City work recently. He used to work for Harper and has gone out on this own. He is working on a job for the City at 12th and Fair Park. Let me do some thinking on this. Based on the site plan you attached, taking the drain west around the house and releasing in the draw behind the house make sense to me.
