Dear Monte,
Please find attached our submittal to the Little Rock Board of Adjustments requesting a
front yard setback variance and crossing of a platted building line variance for the
property at 5601 Scenic Boulevard.
Our client plans to construct a new residence on this extremely steep but picturesque
lot. We are siting the residence parallel with the existing contours to minimize site
disruption as much as possible.
We are asking for a reduced front yard setback and crossing of a 20' platted building
line to enable the following:
Location of the closest corner of the new main structure 15' from the south (front)
property line.
A new 20'x20' covered carport with the closest corner 5' from the south property line
with 7'-6" remaining to the existing curb at this point.
An elevated steel and concrete parking pad and walkway from the south property line to
the house to allow for space for the carport and a walkway to the front door. We plan to
construct stone pilasters framing an entry gate for pedestrians and a rolling gate for cars
on the south property line.
