Hey Tim,
Thanks for the info. I'm hoping that the rumblings just mean that our neighbors are looking for more
information and detail. Of course, by not contacting you or approaching us in person, I'm wondering if
there is some type of concern with our proposal.
I spoke with our building designer a few minutes ago. I don't think that we could get drawings in time for
the meeting, so we're hoping to just verbally describe our intentions if necessary.

Hi Jacey. So far I have not been contacted by any of your neighbors, but apparently you’ve heard
“rumblings” suggesting one or more are concerned. That is one of the reasons I suggested drawings to
accurately portray your verbally stated parking slab work, possible driveway loop work, and house
renovation will be helpful. I don’t think an attorney is necessary; your presence and frank portrayal of
the proposal should be adequate (if necessary.)
Back to having drawings on hand: 1) you can imagine, if you had complete drawings that eliminate
guess-work by people like me and by neighbors, that wouldn’t hurt; and 2) beware, if you gain approval
for the items we’ve covered so far yet add something new later as your plans are completed, you risk
having to go back through this process for another variance or two.
Nevertheless, it’s up to you as to the thoroughness of your submittal.
Note: If someone shows up and makes a valid/reasonable objection to your proposal, and it doesn’t look
like you can resolve it right there on the spot, you’ll probably be best served by requesting a one-month
deferral in order to resolve the matter. - Tim

The plan is to have either a small parking space in the front of the yard with a walkway to the front
porch or a small "U driveway" in the front of the house. Currently it is a parking pad that almost
resembles an apartment complex.
The side driveway is already present and we plan to put new concrete as it is cracking. The porte
cochere would be cantilevered so there would not be columns close to the property line. I did talk to
Nancy Wasson about this. She did not seem concerned when I mentioned it to her.

Is it okay if I addressed the letters to the "current owners"...with the exception if the property was
owned by an LLC or owned by someone else.

Attached find neighborhood notices in MSWord and .pdf form, for your use in distributing to neighbors
within the legal notification boundary of the subject property.
Per the bylaws (provided further below), the applicant is to obtain a 200-foot property owner list and
mail the attached notices to the area land owners via certified mail. These notices shall be delivered no
later than 10 (ten) days prior to the hearing date of July 2, 2020 at 4pm CST.
In the case of applications for single-family and two-family properties, the City normally will accept
manually obtained, hand-signed owners notices collected by the applicant. HOWEVER, due to Covid-19,
the City of Little Rock strongly recommends the certified mail approach.

Board of Adjustment Bylaws (Art. II., Sec. 3) state: “Before the Board of Adjustment shall consider a
request for a variance on any property, the petitioner for such variance shall give not less than ten (10)
days written notice of the time, place and date of the public hearing thereon to all record owners of
property situated within 200 feet thereof as certified by a licensed abstractor. Said notice shall be sent by
certified mail to the last known address of such record owner, and the petitioner shall execute and file
with the secretary of said Board an affidavit showing compliance herewith, attaching as exhibits to said
affidavit official evidence that such notices have been so mailed.”
