Fencing: On January 9, 2017, Little Rock Historic Properties received approval to add fencing to 904 Scott. The approved 36" front fence will be placed as approved. We would like to request an amendment to the approved fencing along the south side of the property from a 6' wooden privacy fence to a 6' steel picket fence, identical to the approved front fence (Montage Plus Classic Steel Fence with Triad Finial Adornments all in black). Additionally, we would like to replace the existing wooden fence on the north side of the structure to be the same 6' steel picket fence. The steel picket fence will allow the condenser units to for the HVAC system to "breathe" more freely than the existing wood fence. We also feel that it will be more aesthetic and appropriate for the age of the home and will last significantly longer than wood. On November 5, 2020, Little Rock Historic Properties received approval to construct an additional wooden fence around the proposed parking lot at the rear (west side) of the property. We would like to request to change to steel picket, to continue to the look all the way around the property. Parking/Dumpster: On November 5, 2020, we received approval to create a concrete parking lot at the rear (west side) of the property. After reviewing logistics for trash removal, it has been determined that the approved location of the dumpster is not manageable for the waste company and the garbage trucks. We propose moving the dumpster from the south side of the property to the north side of the property, directly along the west property line (i.e. just north of the first parking space). The 6' tall fence will create an enclosure around the dumpster and will include a solid metal plate behind the fencing so that the dumpster is hidden from view. This will require a new curb cut that garbage trucks will utilize to drive up to the dumpster for removal. Landscaping: Minimal changes from the original plan will be needed. The primary change will be to the northwest corner of the property where the dumpster needs to be relocated. Our proposal is the creation of a green space with shrubs and small trees between the driveway to the parking area and the drive for the dumpster enclosure. Storm Windows: Finally, we are seeking approval to add storm windows for all window openings of the structure. The proposed window is the ProVia Town & Country Series in Aluminum in the Cafe Creme color. Storm windows will be double hung with no grids so original window sashes can be seen. All storm windows will be functional with a screen on the lower half, with the exception of the two large window at the front (Scott Street) for the structure on the ground floor which will not open. We are proud that the Cohn House has been rehabilitated are excited to put these finishing touches on the property. Thank you for your consideration. Jill Judy and Mark Brown
