Currently I am allowed to add more residences to my property if i decided to add up to a certain amount of homes
per acre to existing property, so this tells me that the land use change would hinder my ability to build a new home
or homes unless the current home is destroyed?? This is a huge concern to me!! I want my land removed from your
planning! I am ok with a combined RL/LI but not LI only! Yes I am aware of the industrial businesses around me that
was NOT there when this property was purchased. I am all for development but not at my expense!
This is not acceptable!

The property to your west is currently zoned I-2 Light Industrial and most the property to your east is also zoned I-2 Light
Industrial and both are shown as LI – Light Industrial on the Land Use Plan. You can see an interactive zoning map and
an interactive land use plan at City of Little Rock Mapping Applications is you would like. As you know there are several
heavy commercial/light industrial uses to your east.

The sign you are asking about is for the I-2 land to your west. There is a request to re-zone to Planned Development
Industrial District for a concrete batch plant. The case file number is Z-6815-A Levy Concrete Plant PDI. Contact Torrence
Thrower tthrower@littlerock.gov for more information or if you wish to take a position on the re-classification of the
property to your west. This is scheduled to be heard July 8, 2021.
All the property between the two previously mention I-2 zoned areas is included in the change from RL (residential Low
Density) to LI (Light Industrial). There is also some existing I-2 zoned land to your north before you get to Fourche Creek.
Since the residential shown on the Plan is surrounded be industrial zoning on three sides. Our property, with some others,
was identified as a possible area of change.
Your property is zoned R-2, Single Family and the proposal to change the Land Use Plan would not change that. So yes,
you and any future property owner could use the land for a single-family house. One could build a new house on the
property is the current one was destroyed.
This is only a Land Use Plan change under consideration and no acquisition of land by the City is contemplated at this
time. The Land Use Plan is used by the City and some private individuals when making zoning and investment decision
on property for future development or re-development.
No date for public hearing to make a change has been set, and prior to any further action you will be notified.

Dear Mr Malone,
I am writing you today in concern for my property at 8800 Mabelvale Pike, Little Rock, Arkansas 72209 and the changing
of the lands use from 'RL' to 'LI' in Area "C" and the affects it would have on property value if I was ever to sell my
property. I have questions concerning this change in Land Use Plan the City has decided to do. I did NOT receive any
other correspondence regarding this land use change! I only received a letter on 5/28/2021 stating the changed with a
small window to reply by 6/18/21.
- What development is being considered on adjacent property (sign stating under consideration)
- Why is the city changing MY property?
- If I sell my property can it still be used as it is currently R2 zoned?
- Is the city planning on buying my property and paying for my moving expenses and pain and suffering from having to
relocate?
- I would prefer my property be removed from this change with the option for owner to be able to change it later to 'LI' if
desired. Is that possible?
- I would consider selling the property to the city if a substantial offer can be agreed upon.
- additional concerns not yet discovered
My family has owned this property since the 70s and prior to this area being annexed into the city limits which has already
diminished what I can do with my property greatly.
I have more concerns regarding this change and feel it is not right for the city to attach my private property into its Land
Use Development Plan for the City of Little Rock and as Trustee of the property I therefore would prefer to decline this
change but have the option to change it later at my discretion or whoever may purchase the land can change it at their
discretion. I would be happy to meet with you in person regarding this matter if needed.
