Please include a PDF of the site plan with the below text in your correspondence. These documents will need to be signed by the property owner with a short statement conveying that they have "read the proposal, reviewed the site plan, and have no objections to the development as proposed". Please return a copy of this communication to my attention to be retained in the planning file for this project. Tracy Spillman, PLA Landscape Architect Plans Development Administrator Department of Planning and Development 723 West Markham, 2"d Floor Little Rock, AR 72201-1334 (501) 371-4864 As prescribed by the City of Little Rock's landscape code a perimeter planting strip is required to be installed for any new development between the vehicular use area and adjoining property. With the new development of the Cohn House the owner of the subject property has requested that this requirement be waived along sixty (60) feet of the neighboring property located at the southwest corner of Scott and East 9th Streets. The shared property line located at the west end of the Scott and E 9th Street property would require a planting strip six (6) nine (9) inches in width with a minimum of two (2) trees and four (4) shrubs to meet the landscape code requirements. The site plan indicates that there will be no disruption to the neighboring property and that the proposed parking for the Cohn House will be screened and separated with a six (6) foot privacy fence. Due to limited space, in order for the proposed Cohn House parking, and drive aisle to function properly the developer has requested from the City of Little Rock's Planning Department that the requirement for the planting strip to be relinquished. The remedy to waive any landscape code requirements would normally be to petition the Little Rock City Beautiful Commission for a landscape variance which would require a public hearing. However, due to the existing conditions and the improvements being proposed, The Planning Department would be able to waive this minor requirement at staff level if written approval of the proposed site plan can be obtained from the adjacent property owner.
