This was approved January 9, 2017. The application says to remove the wall at the back section of the property (outlined in red on the attached drawing). The drawing shows the east portion of the wall. HDC2016-007 only approved the demolition of the structure at 113 E 9 th. This was approved July 15, 2016. The application says ‘demolition of building” and does not mention anything about the wall. You are required to appear before the HDC for the installation of a parking lot and landscaping. Be sure that you ask for the demolition of the wall when you present your parking lot plan. You may also want to think in advance when planning your parking to allow for any future development on the 900 Scott Street site with any anticipated parking. I spoke with Monte Moore about this. He stated that typically if improvements cross the property line, it binds the two lots together ( like a house built across the property line). He suggested that if you buy the other property, that you file some sort of easement between the two lots for access or landscaping or whatever so that it does not bind the lots together and it would be clean if the other lot was sold later. The easement could state that the maintenance of the easement was the responsibility of one or the other property. This would require some forethought on the parking and building arrangement of the new building. Call me if you wish on this.
