HomeMy WebLinkAboutApplication for 904 ScottAugust 25, 2020 Department of Planning and Development 723 W Markham St Little Rock, AR 72201 Dear Staff and Commissioners: Thank you for your time and attention in the examination of the Application for 904 Scott St, the Cohn House, a multi -family residence. We propose the removal of the old partial concrete wall at the back of the property (west side). The existing sewer line runs under the concrete wall and needs to be trenched and replaced. Entergy needs to put two posts up to support the transmission of power to the building. One will be in line with where the current wall stands, and one would be within a foot of the existing wall on the east side. Removal of the wall is necessary to facilitate both of these. Upon completion of the electrical and sewer lines, a gated, asphalt paved parking lot will be constructed with eight parking spaces with precast concrete wheelstops. A 6' tall wooden fence will surround the parking lot. The gate will be a 6' key pad operated metal "picket" fence, rolling west to east. The trash receptacle will be inside the gated area with a wood fence around it that is 2 ft taller than the receptacle. There will be a pedestrian gate from the parking lot to the 3' concrete walk to the building, covered with a trellis. Plantings of shrubs will block the privacy fence on the north side of the building and between the parking and structure on the south side. Trees will be planted on Scott and 91h St. per the site plan. A sprinkler system will be installed to support them. We believe that the Cohn House will be a wonderful partner to the neighborhood when completed.
