There isn’t a lot changes have happened to this area for the last 16 years . The only land
use change was made on 07-17-01, from Single Family to Parks/Open Space to the
northwest of the property, west of Normandy Drive. Other than that the historic and current
residential pattern is preserved for years.
Staff thinks the land use change from RL to NC on the currently R -2 zoned, 0.522 acres
+ in size, two (2) lots property is not appropriate from the planning perspectives, as
location and the accessibility of the property, number of lots requested for change, and
the historic/current residential pattern of the neighborhood.
There are two residential lots at this location requested to be changed from RL to NC use
and staff thinks this will double all the planning concerns from the code of ordinances
perspective as development criteria, use regulations, height and area regulations.
Staff thinks the access from these properties to Cantrell Road or f rom Cantrell to these
properties are restricted and this will create accessibility problems for area requested for
land use change.
In addition to these concerns above the historic and current residential pattern doesn’t
justify the change in this area. Staff thinks the historic and current residential pattern
should be preserved for the future land use plan.
