All,
Our architect, Tim Heiple, has come up with a new concept for the access gates to the back
porch air handlers for your consideration. The price for the previous design was deemed to be
prohibitive. The new design also addresses some of the concerns previously expressed about
the amount of excavation required for the concrete footers. The new design eliminates the
need for casters on the door, and the resulting concrete tracks that would protrude out into
the back lawn area. Also, the concrete footer between the brick piers has been reduced to
only a small concrete footer (8” wide x 18” deep) to provide support for a 4” x 4” post screwed
to the floor joist above and fastened to the concrete footer below by a removable base. This
post could be removed if we ever needed to pull the entire air handler system. This concept
retains the brick base along the ground to match the brick between the remaining sections.
The major difference on this design is that there would now be four lattice panels between the
brick piers for the center section of the porches (on both the east and west ends of the
porches). If you feel this is too much of a variation between the sections, we could always add
two additional 2” vertical strips on each section to make them all blend. One of the remaining
sections is going to need to have repair work done anyway once we remove the gas meter and
pipes going into the basement (see below). Our new system is all electric. I am hopeful that
the advantages of the new design (much less excavation and concrete, reduced stress from
the weight of the doors) will be sufficient to get your approval, especially since it is on the
south (rear) elevation of the building. I appreciate all the time you have spent on this “problem
area.” The challenges of placing the air handlers under the back porch they are hidden from
view have been difficult. Feel free to call or email me if you have any questions. Thanks again
