Brian, here are the answers to the best of our ability. Let me know if there are any other questions at this time. I've tried to include
graphics with notes to answer in detail.
Walls: Your cover letter states brick.
Brick, standard size, 3-5/8" x 2-1/4" x 8", for color refer to links in materials email. We are going to search for reclaimed brick for a portion of the home, and I can't
call the size out for this but of course we will lay whatever sized brick we can find that matches our design intent.
Also, state size, material, finish, and model
number of any trim boards around doors and windows. Siding and trim boards need to
be shown on the drawings. Include floor to ceiling height on all floors and porches.
No trim boards around windows or doors where brick is present, brick mould jam extensions on all windows, black. Door
frame brick mould, metal, black. The only siding at exterior, technically, is the metal panel on accessory building, and the
corner trim that accompanies the metal siding will be what we use, 3" corner closure. See attached
floor to ceiling heights are shown on elevations.
the wood cladding will be in the interior courtyard of the home, the in between space, threshold of entry. this will be 6"-8"
cypress. clear finish weather sealant, natural grey tones are desired
Windows: Specify sizes of windows (preferably outer dimensions of ganged window
units).
8' wide by 6' tall at all exterior windows. please see attached images. Also please accept the minor amendment to add the
traditional grill pattern to our window scheme.
there are 3 smaller windows on the first floor. 3'x5' casement egress at master bedroom, 2'6"x5' casement egress at guest
bedroom, 1'6"x6' fixed window south elevation.
Doors: Your cover letter states that they will be covered in reclaimed wood if the budget
allows. Please state your final choice. Any other material installed will require an
additional COA application and hearing. If wood is your first choice, please describe
how the material will be applied and the finished look.
Wood will be attached with fasteners, most likely brad nails, depending on thickness , onto the overhead door by a professional
overhead door company/installer. refer to image from email links for desired look.
Include finished sizes on the doors.
garage door 8' tall by 16' wide. front entry opening, 8'x8' with transom over opening. front door 3'x7'
Gutters: Describe size and materials of guttering and downspouts.
downspouts from tpo roof at corners of roof. drainage box to downspout, metal, black. downspout size approx 8"x8"
Mechanical Systems: State location of any exterior air conditioning/heating system
units.
to be located south side of residence, approximately located near the middle of the length of the south of the house in between
the home and fence, approx location shown in survey plan
2
Satellite Dishes: State location and details on any satellite dish. N/A
Roof: Provide height of parapet wall from the finished roof (min and max). max 4' min 2'
Solar Collectors: Provide details on locations, size, material, and finish. N/A
Fencing on site: Provide details and locations on fencing, size, material, and finish. Is
this the cypress you mentioned in the cover letter?
Cypress at all wood used on home and fencing. 6' height everywhere. refer to site plan and accompanying perspectives. some
portions are brick, corners are brick, all match house brick. south and west length of fence to be wood. east and north of fence
to be brick. please refer to site plan perspectives. wood and steel gate on east elevation next to garage
Site Plan: Provide site plan with dimension of setbacks on house, garage, and fencing.
State if you will be applying for the zero setback on the north side of the lot. Please
include a scan of your survey of the property. You will need this to apply to the Board of
Adjustment.
Survey plan attached
Walks/Sidewalks/Drives: Provide information on city sidewalk repair or replacement.
Provide information on any private sidewalks and vehicular drive/parking pads with size,
materials, and finish. Please include any information about where the proposed
driveway and sidewalk intersect the existing paving.
There doesn't seem to be a city sidewalk present, we are planning on grading from the house to the property line, providing a
gentle slope from street level to entry of home. At this time, the street is in need of repair as well as the missing sidewalk. We
would like to build out the driveway and walkway to the home during the initial phase of block development but wait until the
block is filled out to connect the sidewalk to the south. We believe that there is no need to build out a sidewalk to nowhere at
this time. We won't know for sure how much grading is needed until we break ground and determine how much of the current
fill on site needs to be removed from prior demolition.
Landscaping: Provide details on any wall, planting bed border, or any other fixed inert
building material used in permanent landscaping structures.
low maintenance/low impact landscaping is our current plan. there is to be a water fountain sculpture to be inside the
perimeter of the exterior wall. Out of site from the public view. We have no further details or information regarding this art
installation at this time
