It contains 179 residential dwell- ing units and is located in the McArthur Park Historic District. It is managed by MHA (Metropolitan Housing Alli- ance) and has received public funding through the RAD (Rental Assistance Demonstration) program. In order to receiving the funding ADFA (Development Finance Authority) requirements have to be complied with. Among these requirements is the installation of energy efficient patio doors in the residential units. In addition, the current deck guardrails are not up to code. The distance between the rail pickets is too large and we believe that the rails are therefore unsafe. We would also like to add a sidewalk as an accessible route to the accessible parking stalls because currently the parking stalls are not on an accessible route. Finally, the currently installed asphalt flat roof- ing needs to be replaced. The roof is not visible from the surrounding areas because a parapet wall blocks the view. Exterior modifications and improvements: 1 Replace the existing aluminum sliding doors in residential units with new, energy efficient sliding doors that match the existing ones in size and color 2 Replace the existing iron deck guardrails with new aluminum guardrails that match the existing ones in color and character. 3 Added accessible sidewalk to accessible parking stalls (original location) 4 Replace flat asphalt roof with newly installed asphalt roof In addition, the interior common areas and dwelling units will receive new wall, floor and ceiling finishes. Most bathrooms and kitchens will also receive new cabinetry, sinks, fixtures and appliances. To demonstrate the exterior modifications please find attached the architectural site plan, the landscape plan, the building elevations, documentation for the new windows and deck rails and photos of the existing conditions.
