Assuming a 75’ deep lot on Daisy Bates and a 98.5’ lot along Rock. All measurements are from the property lines. The bold black line is the property line. The Planning Department does not care which address you use or which way your house faces. The Historic District Commission may prefer one of the other. You might discuss that at the hearing. Your front yard setback is along Rock street, because that is the way the lots were originally laid out. There is a 15’ front yard setback along Rock. There are two 5’ side yard setbacks one on Daisy Bates and the other on the south property line. The rear yard setback of 25’ is along the eastern property line. This would give you a maximum building envelope of 35’ by 88.5’ or 3097.5 sf per floor. This is shown in red ink. You may have an accessory building, (storage shed, detached garage, etc.). But your lot is so shallow front to rear, you cannot put a detached garage in that area. There is a 60’ front yard setback along Rock. The other three setbacks are 3’. There is a 30% lot coverage in this area, only 30% of the 12’ x 92.5’ area can be covered with a building. It is fortunate that they are looking at a long skinny house, because that will be the easiest to fit on this lot. Call me if you wish to get more clarity on the setbacks. When you get some concepts put together, call and we can set up a meeting between the owners, you and myself. It would also be a great time to discuss the application process with them.
