Our setback lines are to the property lines. The property lines are anywhere between 10 and 15 feet from the back of
the curb.
The house can have a maximum foot print of 35’ by 88.5’ based on the lot dimensions of the legal description. When the
land is surveyed, there may be a difference and the survey will rule. So, beware of building exactly to the line, you may
end up having to shave a foot or two off.
The house currently measures 76’4” from front to back. You are allowed 88’6” according to the legal description.
Setbacks include steps. The setback is the first thing that sits 12 inches above the ground, in this case the riser on the
second step. I would suggest that the house sit 15’ from the property line on Daisy Bates and Rock measuring from the
wall on Rock Street and the front of the porch on Daisy Bates. The minimum setback on Daisy Bates is 5’, this would be
setting the house back more than is required. This would be more of a traditional siting for the house.
The house currently measures 35’ from the back of the entry closet through the dining room. That is the maximum. The
covered porch on the east would require a Board of Adjustment hearing because this is violating the rear yard setback.
You might consider using that area behind the bedroom as the porch with the door exiting the kitchen going south. That
would give you a 12’ x 3’-8” porch plus overhang.
A Board of Adjustment hearing is a separate public hearing with additional notice requirements and fees.
The garage needs to be moved to the east so that it is not so prominent. I figure you can move it about 7’ to the east and
still maintain functionally of the door to the mud room. You could increase the width of the garage a couple of feet and
be within the 5’ setback.

Brian,
Here is our initial concept for the house at the southeast corner of Daisey Bates and Rock - west half of lot 1 and west half
of lot 2.
I've attached dimensions of the lower and upper level and the structures relation to the streets and adjoining lots. Would
you mind giving it a look and letting me know if we are headed in the right direction as far as setbacks and other
requirements?

Assuming a 75’ deep lot on Daisy Bates and a 98.5’ lot along Rock. All measurements are from the property lines. The
bold black line is the property line.
The Planning Department does not care which address you use or which way your house faces. The Historic District
Commission may prefer one of the other. You might discuss that at the hearing.
Your front yard setback is along Rock street, because that is the way the lots were originally laid out. There is a 15’ front
yard setback along Rock. There are two 5’ side yard setbacks one on Daisy Bates and the other on the south property
line. The rear yard setback of 25’ is along the eastern property line. This would give you a maximum building envelope of
35’ by 88.5’ or 3097.5 sf per floor. This is shown in red ink.
You may have an accessory building, (storage shed, detached garage, etc.). But your lot is so shallow front to rear, you
cannot put a detached garage in that area. There is a 60’ front yard setback along Rock. The other three setbacks are 3’.
There is a 30% lot coverage in this area, only 30% of the 12’ x 92.5’ area can be covered with a building.
It is fortunate that they are looking at a long skinny house, because that will be the easiest to fit on this lot.
Call me if you wish to get more clarity on the setbacks. When you get some concepts put together, call and we can set
up a meeting between the owners, you and myself. It would also be a great time to discuss the application process with
them.
