You had said that PW was okay with a 28 -foot with road in a 45 -foot ROW with no access or a 31 -foot road in a 50 -foot
ROW with access. After we discussed this looking at the topo and ownership we thought maybe a minimum curb -cut
should be included. We had thrown out a 100 -foot spacing.
So on the 31 -foot road what do you folks feel is a good curb -cut spacing or is there any benefit to having this? Also please
not that with the amendment is the requirement that Residential Standards not Collector be used for design (slope etc).
Give me some feedback on this and then I will contact Joe with our position on the amendment.

They aer asking for a 26 -ft wide street rather than a 36 -ft street. Is this acceptable if not what would be?

I'm relucant to give up the right of way standard as long as staff sees any possibility
that the larger width might
be needed. Easier and cheaper to keep it on the MSP, then remove the requirement and
need to widen the street later.

We will not meet on Wednesday September 19 (this is the date of the PC training in Eureka
Springs).
There was a Master Street Plan Amendment filed to reduce the design standard for the
connection between Patrick Country Road and East Pinnacle Road (north of Cantrell Road,
northwest of 'The Ranch' development) from 36 feet to 28 feet. Staff had previous
indicated to the property owner that removal of the Collector connection was a concern,
but that alternatives could be considered (such as a non -direct connection, etc). The
property owner has filed an application that would keep the connection on the MSP but
would require a narrower road be constructed.
If you have any issues you wish staff to include in the review of this request please send
them to me in the next couple of weeks.
