Bruce, Craig and Tony: I spoke with Baker this morning and he is open to discussing a TIF to
make street improvements on University Ave. He wants to sit down with some numbers and
some real plans -like what we would actually do with the money. I don't think he'd be inclined to
support something that serves as an incentive for Strode exclusively -but street improvements that
would benefit the entire area might be another story. As I mentioned, Baker was eventually not
opposed to a TIF to benefit infrastructure improvements to War Memorial Park.
So, Bruce -can we look again at some real numbers? Baker mentioned not just the 25 mils, but
another 12 mils that are dedicated to debt service. Can we also look at what specific
improvements could be done -like burying power lines -and the estimated cost? Stacy

traffic counts on University -H Street
Tony and Walter,
Recalling our conversation at MetroPlan Friday in which the idea of reducing the street standard
on H Street from Collector (for Knowledge Tree property) ....... When you guys request Public
Works to take new traffic counts University, it would be good to take an additional count
somewhere on H Street west of its University intersection, if we are going to justify a reduced
standard on H.
Also, please let me know when and if Strode files their formal PZD application before the Feb. 18-
19 deadline. I really want them to visit with the Midtown Redevelopment Advisory Board at the
scheduled meeting date subsequent to their filing.
