We agree. With the proposed amount of traffic and the tracts of land not yet developed, we are concerned that there

the master street plan amendment is to remove the connection to Shackleford Road. your traffic numbers support
there being a collector, but do you numbers or can your numbers support the connection to Shackleford?
The application cites that they wish to "eliminate traffic through residential, camp and retirement center." I see this
as a possible dead end collector that will have the possibility of more congestion without the extra outlet onto
Shackleford.

Based on the volumes of 4730 vpd generated by the proposed improvements and the fact that the existing
ADT is approximately 1800 vehicles per day, the proposed roadway will surpass it's service volume of 5000
vpd as shown in the Master Street Plan based on the collector standard.

Please do some counts for me on the is site. According to the ordinance, 18559, all of the
additional units the retirement center will add will enter/exit on Aldersgate road. the ordinance
says they will add a max of 680 units with provided parking. The application shows a garden style
apartments and patio homes. this location is labeled +680 units.
another location labeled +200 bedrooms was for a mid rise building that was withdrawn. it was
more of a typical assisted living space retirement home.
this is in addition to the 30,000 sf of commercial and the 96 residential units that are proposed on
the south end of the collector street in the zoning action.
Will you do some numbers for me at build out with the above numbers? will this area work
without the collector?

that is great information, but if the total area was built out like they have plans for, it would be
a lot different. I will dig up that old file and show how many more units are planned. Can I get
a full build out count with the additional units?

These are pretty low counts right now for a collector. 5000 to 10000 is more typical. It
pretty well confirms what I said before.

We obtained counts for Aldersgate Rd. this week.
The total ADT on Aldersgate at Kanis is 3388 vpd.
