Pursuant to our recent meeting, enclosed please find a letter on behalf of Capitol Lakes Management, LLC
withdrawing item Z -6120-M (PD -R for Tract C, Capitol Lakes Estates) and modifying S-1100-1 (Phase 2 of Capitol
Lakes Estates) to include Tract C and make other amendments.
White-Daters is preparing the sketch grading and drainage plan for the portions of Phase 2, Capitol Lakes Estates
which drain into Spring Valley Manor. We will submit that for staffs review and comments as soon as it is ready.
Also, we are preparing a grading plan for Tract C so staff can consider the request for the advanced grading
variance for Tract C.

The applimilt for the above referenced applications is amending the applications as follows. The
applicailt is withdrawing Rent Z -6120-M, the PD -R for Tract C of Capitol Lakes Estates, This
property will be combined with item S.-1100-1 acid will be presented as a, single itent, all of which

applicant is preparing a grading plan for Tract C to provide more detailed
information on the advanced grading request.

looped, running to the south.
b. The applicant swill revise the Phase 2 plat to clearly indicate that the additional 30
foot undisturbed buffer taken from Phase 2 adjacent to the common boundary line
with Lot 1, Capitol Hill Apartments.
c, The applicant will prepare a sketcli grading and drainage plan for the portion of
Phase 2'which drains soiali into Spring Valley Manor,
d. The applicant has removed all variances from Phase 2 except for some ininor
street graded variances shown on the revised plat
