Provided below is the statement from Whisenhunt Investments concerning the proposed design standards that are
requested for the subject portions of Kanis and Wellington Hills Roads:
MODIFICATONS TO DESIGN STANDARDS for a minor arterial five lane without a bike lane along Kanis Road from
the eastern intersection of Kanis Road and Chenal Parkway eastwards to the west end of the Rock Creek bridge (all
other design standards/specifications to remain the same):
Minimum Horizontal Radius at Centerline (super -elevated cross section): 475'
2. Right -Of -Way:
Minimum right-of-way: 60'- 90'
Public Works traffic/civil engineering staff shall have the ability to vary required right-of-way
dedications along the referenced segment of Kanis Road. Staff shall allow variances in right-of-
way dedications when necessary to avoid negative impacts of right-of-way dedications upon
approved site plans and existing building, parking and drainage facilities when such dedications
would require moving landscape buffers and building setback lines.
If staff allows half street right-of-way dedications of less than 45', staff shall require easements for
public sidewalks and utilities from the dedicated right-of-way line to a point 45' from street or road
centerline.
3. Sidewalks:
Public Works traffic/civil engineering staff shall have the ability to allow the placement of sidewalks
along the back of curb when necessary to avoid the removal of significant existing trees or to avoid
a negative impact on the floodway or existing drainage facilities.
