AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
COMMERCIAL DISTRICT TITLED ACCORD LONG -
FORM PCD (Z- 7877), LOCATED ON THE SOUTHWEST
CORNER OF BASELINE ROAD AND SIBLEY HOLE
ROAD, LITTLE ROCK, ARKANSAS, AMENDING THE
OFFICIAL ZONING MAP OF THE CITY OF LITTLE
ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zoning classification of the following described property
be changed from R -2 to PCD:
The South 497 feet of the SE Quarter of the NE Quarter of Section 4,
Township 1 South, Range 13 West lying North of Interstate No. 30 and
East of Interstate No. 430 in the City of Little Rock, more particularly
described as follows: Commencing at the Southeast corner of said
Southeast Quarter of the Northeast Quarter, thence North along the East
line of said Southeast Quarter of the Northeast Quarter 497 feet; thence
West 19.8 feet to a point on the Northerly Right of Way of Interstate 30;
thence S64 °28'20" along said northerly right of way 21.15 feet to the point
of beginning; thence continue S64 °28'20 "W, along said Easterly right of
way 347.17 feet; thence N82 °25'45 "W, along the easterly right of way of
Interstate No. 30, 97.45 feet; thence N58 °21'41 "W along said eastern right
of way, 289.6 feet; thence S88 031'26 "E 270.66 feet; thence S89 °46'43 "E,
74.89 feet; thence S88 °32'52 "E, 311.11 feet to the point of beginning
containing 1.32 acres more or less. AND A tract of land, being part of the
NE '/4, Section 4, T -I -S, R -13 -W, Pulaski County, Arkansas, more
particularly described as follows: Commencing at a cotton picker spindle
at the northeast corner of said Section 4; thence S88 °18'50 "W along the
north line of Section 4 for a distance of 24.87 feet; thence SO1 °38'18 "E, a
distance of 40.00 feet to a 'i /z" rebar set on the south right of way line of
Baseline Road and the Point of Beginning; thence S88 °18'50 "W along
said right of way line a distance of 1351.29 feet to a set '` /z" rebar; thence
S02 °45'30 "E a distance of 705.10 feet to a `i /s" rebar; thence S88 °10' 14 "W
a distance of 866.37 feet to a'' /z" rebar on the east right of way of Interstate
430; thence along said east right of way of Interstate 430 the following
courses and distance: S23 °22'30 "E, 79.21 feet to a concrete monument;
S24 005'00 "E, 1474.62 feet to a concrete monument (said line also having
a AHTD Job 6861 -4 Right of Way Plan bearing of S20 °16'07 "E);
S85 °12' 18 "E, 255.23 feet to a concrete monument; N87 °45'25 "E, 200.18
feet to a concrete monument; S83 °13'42 "E, 366.41 feet to a concrete
monument; S60 °35' 17 "E, 144.77 feet to a 5/8" rebar; thence leaving said
east right of way N88 °58'57 "E, 345.25 feet to a set '' /2" rebar; thence
NO2 009'25 "W, 541.41 feet to a 1" pipe; thence N87 036'34 "E, 336.75 feet
to a' /2" rebar set on the west right of way line of Sibley Hole Road; thence
along said west right of way line NO1 049'40 "W a distance of 1758.16 feet
to the point of beginning; and containing 84.25 acres, more or less.
SECTION 2. That the preliminary site development plan/plat be approved as
recommended by the Little Rock Planning Commission.
SECTION 3. That the change in zoning classification contemplated for Accord
Long -form PCD is conditioned upon obtaining a final plan approval within the time
specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances.
SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock, Arkansas, and designated district map be and is hereby
amended to the extent and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 5. That this Ordinance shall not take effect and be in full force until
the final approval of the plan.
SECTION 6. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
