We do not want anything to do with a land use category requiring a zoning amendment to a Planned Zoning District. Some 15+ years ago, I developed a comparable property under a Planned Development district. The pain to comply throughout development and thereafter after completion has deterred me from undertaking addtional developments in Little Rock. Please consider our opposition and leave the Industrial zoning in place. We see no positives in a change to Service Trades and the negatives are too onerous. To: Residential Medium Density — RM This category accommodates a broad range of housing types including single family attached, single family detached, duplex, town homes, multi -family and patio or garden homes. Any combination of these and possibly other housing types may fall in this category provided that the density is between six (6) and twelve (12) dwelling units per acre. This will not change and this is what controls how you may develop your property. You may by zoning have one or two -units on the lot. Most of the existing structures are duplexes. The future Land Use Plan does not matter if you are okay with the current zoning and use. If however you want to change the zoning of your property the Land Use Plan is something the City uses to help decide if you should be granted your request to rezone the property. Residential Medium Density allows for zoning classifications up to 12 units per acre. This is consistent with your current zoning and use. Residential High Density says uses at high density more like apartments is appropriate for zoning. We are saying with this change that the current zoning is as dense as the area should be zoned and used. So unless you wish to redevelop your property to a high density residential that would require a re -zoning of your land, then you should be okay with the proposed change.
