3 AN ORDINANCE TO AMEND THE LAND USE PLAN (16,222) IN THE
4 AREA NORTH OF INTERSTATE 630 FROM INTERSTATE 430 TO THE
5 ARKANSAS STATE CAPITOL COMPLEX AND FOR OTHER
6 PURPOSES; AND FOR OTHER PURPOSES.

8 WHEREAS, the future Land Use Plan should be reviewed periodically to maintain its accuracy and
9 usefulness, and;
10 WHEREAS, City Staff has reviewed the area in question, considering the existing use and zoning
1 l patterns as well as trends in development in the area, and;
12 WHEREAS, the Little Rock Planning Commission has reviewed the package of suggested changes
13 and now recommends them for adoption;
14 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY
15 OF LITTLE ROCK:
16 Section 1. At the northeast comer of Gill and Markham Streets, the Land Use Plan is changed form
17 Service Trades District to Residential Medium Density.
18 Section 2. North and along Edgerstoune Lane, the Land Use Plan is changed from Residential High
19 Density to Residential Low Density.
20 Section 3. Northeast of the Pine Street and Hill Road intersection, the Land Use Plan is changed
21 from Residential High Density to Residential Low Density.
22 Section 4. Either side of Kavanaugh Boulevard between Cedar and Elm Streets, the Land Use Plan is
23 changed from Residential High Density and Residential Low Density to Public Institutional.
24 Section 5. In the area between Pine and Cedar Streets from Plateau Street to 7'h Street, the Land Use
25 Plan is changed from Neighborhood Commercial and Mixed -Use to Public Institutional.
26 Section 6. Either side of `C' Street, west of Pierce Street, the Land Use Plan is changed from
27 Residential High Density to Mixed -Use.
28 Section 7. At the southeast corner of University Avenue and `C' Street, the Land Use Plan is
29 changed from Mixed -Use to Commercial.
30 Section 8. From `C' Street to Markham, University Avenue to McKinl Land Use Plan is

9 Section 14. Either side of Alden Lane, between Perryville Road and Richard Hardie Drive, the Land
10 Use Plan is changed from Residential High Density to Residential Medium Density.
11 Section 15. North of Pine Valley Road to Hawthorne Street along Blackwood and Durwood Roads,
12 the Land Use Plan is changed from Residential High Density to Residential Medium Density.
13 Section 16. East of Watt Street, between Ohio and Illinois Streets, the Land Use Plan is changed
14 from Public Institutional and Residential Low Density to Public Institutional.
15 Section 17. Either Side of Jessie Land and north of Water Works Road, the Land Use Plan is
16 changed from Industrial to Service Trades District.
17 Section 18. North of Cantrell Road and west of Water Works Road, the Land Use Plan is changed
18 from Industrial to Park/Open Space,
19 Section 19. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
20 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
21 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
22 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the
23 ordinance.
24 Section 20. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
25 with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
