HomeMy WebLinkAbout19355ORDINANCE NO. 19,355 AN ORDINANCE APPROVING A PLANNED ZONING DEVELOPMENT AND ESTABLISHING A PLANNED OFFICE DISTRICT TITLED VIEW POINT OFFICE DEVELOPMENT LONG -FORM POD (Z- 6240 -A), LOCATED NORTH OF CANTRELL ROAD, EAST OF SAM PECK ROAD, LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zoning classification of the following described property be changed from 0-3 to POD: Part of the E '/2 W '/2 E '/2 NE '/4, Section 20, T -2 -N, R -13 -W, Pulaski County, Arkansas, lying north of the north right of way line of Arkansas State Highway No. 10 more particularly described as follows: Commencing at the northeast corner of Lot 1, GCC Addition, an addition to the City of Little Rock, Arkansas said corner lying on the west line of the E '/2 W '/2E '/2 NE '/4, Section 20 and the south right of way line of said Arkansas Powner and Light Company easement; thence S63 °16'53 "E along said south right of way line 344.89 feet; thence S02 °08'29 "'W along a line being 13.00 feet west of and parallel with the east line of the said E '/2 W '/2 E '/2 NE '/4, 798.77 feet to a point on the north right of way line of said Arkansas State Highway #10; thence S83 °32'37 "W along said north right of way line 60.68 feet to the point of beginning; thence S83 °32'37 "W continuing along said north right of way line 83.73 feet; thence westerly and continuing along said north right of way line being the arc of a 2009.56 foot radius curve to the right, N04 °33'30 "W continuing along said right of way line 12.39 feet to a pint on the west line of said E '/2 W '/2 E '/2 NE '/4; thence N01 °07' 12 "E along said west line, 200.87 feet; thence S87051'31E, 245.60 feet; thence S02 °08'29" VV, 204.89 feet to the point of beginning, containing 52,272 square feet or 1.20 acres more or less. SECTION 2. That the preliminary site development plan/plat be approved as recommended by the Little Rock Planning Commission. SECTION 3. That the change in zoning classification contemplated for View Point Office Development Long -form POD is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances. SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. SECTION 5. That this Ordinance shall not take effect and be in full force until the final approval of the plan. SECTION 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the ordinance. SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
