Regarding the property of 7616-7620 Asher Avenue, Little Rock, AR, it is proposed that
the building's use be changed from its present I-2 status to that of non -conforming
commercial (P.C.D.). It should be noted that the building in question has previously
contained several commercial entities, including a bakery, tobacco store and bookstore (a
letter from the previous owner of the aforementioned property is attached, detailing said
property's past use history).
Should the current owner, Jose Valadez, be granted non-confornling commercial status,
the building units will house either a billiards hall/restaurant or a Hispanic grocery store
to serve the surrounding growing Hispanic community. In addition, a customer parking
area will be established directly behind the building (see attached site plan).
The property that is 7616-7620 Asher Avenue is one building comprised of two units
within the building. Currently, 7616 Asher Avenue houses what is essentially a doll
factory, while 7620 is presently vacant with the owner intending to put in whichever
business venture he selects. The owner of this property wants to obtain the capability to
house businesses of a commercial nature in both units of the building, keeping in mind
that 7616 is being rented out solely on a monthly basis and can at any given month be
rented to a business of commercial nature.
