Kelly, along with our congregation, Second Baptist Church, located at 1709 Barrow in West Little Rock, are In favor of the land use description change for the property that we currently own, being changed from Mixed Office Commercial to Public Institutional. We have reviewed the documentation that you have sent to us and have contacted our Ward Director, Doris Wright, who happens To be a member of our congregation for clarity of this matter. How you use your property is controlled by the zoning. Based on what you have said you can do what you want to do with the zoning you currently have. the Land Use Plan has your property of Industrial the change suggested is to Light Industrial which is consistent with the current zoning of your land. As you can see the name for the Zoning you have (1-2) is called Light Industrial. 1-2 zoning is generally shown as Light Industrial on the Land Use Plan since there is also an 1-3, Heavy Industrial zoning classification. If you still have questions, I can call you later today. I purchased this property in July of 2011 and have been rehabilitating the property since that time. The current use is Industrial, and as a manufacturer, this was a key factor in my purchase and subsequent investment. I am unclear as to how this change would affect my property and available uses of my property. I am available to discuss this issue at 501*350-4580. If you are doing that now and can under the current zoning. This change will not affect that. It would only come into play if you wish to rezone your property from C-4 to something else. With the current Land Use of Neighborhood Commercial the only appropriate reclassification would be to some other commercial zoning that is less intense than C-4. With the Mixed Use Land Use Plan any reclassification would need to be done with the Planned Zoning District process. If you are fine with your current zoning and can do all you want to do with it, this would only be an 'academic' type exercise.
