Dear Mr. Minyard
I'm writing on behalf of my neighbors, friends, associates and myself to voice our concerns and opposition to
the proposed "light industrial park" to be constructed on the tract of land between Stage Coach Road, Herndon
Road and Lanehart.
We're all property owners and our Pecan Lake neighbors are members of the Property Owner's Association.
I've lived in this subdivision for over eleven years, personally. We've watched things change around us in the
Pecan Lake , Stage Coach Road area. The neighborhood has made a turnaround and new construction is
popping up, attracting and keeping good families to our area. We're afraid that building an industrial park so
close to this reviving residential area will be the beginning of the end for Pecan Lake and here's why:
o It's a proven fact that industrial zones attract crime. Before zoning laws were as strict as they are today
industrial areas were constructed close to nearby residential areas. The neighborhoods were soon
overrun with crime, remember "sin city", the area along Preston Dr in southwest Little Rock?
o Well intentioned businessmen with hopes of prospering and bringing jobs and dollars to our local
economy, often have their dreams dashed when the economy moves against them or one or two
deals fall through. The neighborhood and the city is then left with buildings that sit empty
eventually going into a state of disrepair and attracting criminals and street people.
o Industrial areas need good roads. Stage Coach Road is two narrow lanes, the turn at Herndon and
Stage Coach Road is a blind spot. Sometimes in the course of a week there are at least two
auto accidents at this intersection. The other entries are through Pecan Lake or via Lanehart.
o Most of the "light industrial" parks that I've seen around Little Rock / North Little Rock are usually
poorly planned. The parking lots are unpaved and dusty, noisy, lots of traffic and put together in
a manner that has very little eye appeal.
o We fear that as Little Rock grows more, more urban sprawl will set in. Stage Coach Road eventually may
resemble Arch Street. Is this what we want? No, we don't! Stage Coach Road should actually be improved
and made more attractive. Ten Mile House, The Castle Building, David O. Dood school are
important landmarks on this roadway that Little Rock should be proud of. This planned industrial park
in addition to the other unpleasant sights already along Stage Coach Road can only detract from our
property value.
These compelling reasons presented to you above should be carefully considered before any building is
approved on this tract of land. There are other reasons why we oppose the building of the industrial park but
to be brief, we have limited them to these bullet points.
