Richardson, GRI Marilyn Perryman, CPM' The Hathaway Group has been retained by Mr. William G. Ellis to make application for a Land Use Amendment for a 48.4 acre ± tract of land generally located at the southeast intersection of Stagecoach Road and Herndon Road in Little Rock. Mr. Ellis is requesting that the Land Use Category for this property be changed from SF to STD. Mr. Ellis and his wife are the owners of a local business, Alda's Forever Soap, which is currently located at 5303 West 33' Street in Little Rock. Alda's Forever Soap is a manufacturer of specialty soap products and a distributor of multiple lines of other products which are sold by gift shops and specialized retailers throughout the United States. Their business has grown rapidly over the last few years and has outgrown its present location. If this application is approved, it is my client's intention to seek a rezoning of the property so as to enable the property to be developed as a high quality business park. One of the lots within the business park would be utilized as the site for a new building for Alda's Forever Soap. The balance of the land would be developed so as to provide a series of lots varying from 1 to 5 acres as per the attached Site Plan. Although the Site Plan is preliminary, you will also note that it is my client's intent to relocate the intersection of Herndon Road and Stagecoach Road so as to improve the visibility and safety at that location, to create a single entrance into the business park from Herndon Road, and to provide a substantial natural buffer along over 75% of the boundaries of the property. The Ellis' live on Stagecoach Road a short distance from the property and it is their desire to create a business park which will blend harmoniously with the immediate neighborhood.
