The City of Little Rock, Department of Planning and Development, is currently reviewing the
Land Use Plan in your area. A neighbor, Newwoods, Inc. (ABC Block) has filed an application
to change the Land Use Plan from Single Family to a combination of Low Density Residential,
Industrial and Light Industrial.
Your property, and all surrounding properties are currently Single Family. Single Family
Residential provides for single family homes at densities not to exceed six dwelling units per
acre. The request is to change and area abutting Brodie Road to LDR. Low Density Residential
accommodates a broad range of housing types including single family attached, single family
detached, duplex, townhomes, multi -family and patio or garden homes. The current site of the
block plant and areas to the north would be changed to Industrial and Light Industrial. Light
Industrial provides for light warehouse, distribution, or storage uses, and/or other industrial uses
that are developed in a well-designed "park like" setting. Industrial encompasses a wide variety
of manufacturing, warehousing research and development, processing, and industry related
office and service activities.
Any comments you have on the proposed change may be submitted to the Planning Department
in verbal or written format by May 8, 1998. Any comments will be provided to the Planning
Commission at their hearing on Thursday, May 14, 1998. The hearing will be at 4:00 p.m. in the
City Board Chambers on the second floor of City Hall at 500 West Markham. It is scheduled to
be item number 4 on the agenda.
Any change in the Land Use plan does not change how the property is taxed or zoned.
