This letter is to inform you that we oppose the rezoning of 6724 and 6902 Brodie Lane,
Little Rock, AR.
Most of this neighborhood is residential and the residents do not want another industry
and/or multi -housing development. The citizens_ of this neighborhood consist of retired,
disabled, families with young children, and singles who do not want more traffic, big
trucks, heavy equipment, noise and housing that would bring danger, annoyance, possible
crime, depreciation of their home and destroy the residential area. The street is very
narrow and is difficult for two automobiless to pass much less alot of big trucks and heavy
equipment and more traffic from housing.
PLEASE do not allow this area to be rezoned.

total of 30 persons stating opposition through a combination of phone calls, letters and petition,
and one call of a neutral status.

Gentlemen:
This letter is to ask that you do not allow rezoning of property located at 6724 and 6903
Brodie Lane, Little Rock. My parents, Mr. and Mrs. M.E. Bolding, live directly across
from this property. My parents are elderly (80's) and were forced out of their home of 50
years due to crime and violence in their old neighborhood. Three years ago they
purchased the home on Brodie Lane hoping that it would a more peaceful place to live
out their golden years and a have a home where it would be safe live and a place where
they could enjoy having their grandchildren and great-grandchildren visit. They cannot
financially, mentally or physically afford to move again. Several of their neighbors are also
retired and disabled and unable to move due to the cost. There are also neighbors who
have lived there all their lives and are now raising their families there. There are small
children who ride bikes, walk home from school and play in their front yards and street.
Rezoning this area would be dangerous with all the additional traffic of cars, big trucks
and moving heavy equipment and the noise would destroy any peacefulness. The multi-
family housing would also be a burden to this neighborhood causing their homes to
depreciate in value.
We ask that you consider all of the above and please do not rezone this area.

Dear Sirs:
This letter is to ask you not to rezone
the property located on Brodie Lane. Because
of the crime problem in their former neighbor-
hood, my parents were forced to leave their
home of fifty years. They relocated on Brodie
Lane and are very happy there. The erection
of multifamily dwellings and more industrializa-
tion of this area would interfere with their
peace and safety. They are both in their
eighties, -and many -other residents on this street
are elderly. The street is narrow, and both
outlets are hazardous. Any increased traffic
would intensify the noise and affect the.f.r.eedom
of=the elderly people to walk in their neighbor-
hood.
Again, I ask you to please vote against
rezoning of this area.

1. We the families that live on Brodie Lane and surrounding areas of the neighborhood (see attached
signature list) have strong objections to the proposed land use amendment for the reasons outlined
below. We request that the city of Little Rock decline this request.
2. ABC Block Company should not be allowed to move their industrial activity north from their present
location into the center of the Brodie Lane residential community. The map that they have submitted
(attachment 1) is deceptive and does not show that they propose to expand their business into the
property located at 6724 Brodie Lane which does in no way adjoin their current property. This would
cause the residences at 6800 and 6810 Brodie Lane to become somewhat isolated allowing ABC to be
located on both the south and north sides (see attachment 2). Currently, ABC operates from property
along Stagecoach Road and adjacent to about 50 feet of Brodie Lane. Although they have characterized
their activities as light industrial, it is anything but light industrial. Their concrete block making
machinery and material handling equipment is very large, heavy trucks loaded with concrete blocks and
construction materials going in and out of their entrance into Brodie Lane for years. Brodie Lane is a
very narrow street and for the most part is only 14 feet wide. It was not constructed of the proper
materials and size to accommodate these huge trucks. Stop signs and street signs have been repeatedly
knocked down by the semi -trucks as they attempt to negotiate the turn off Stagecoach Road onto Brodie
Lane. They constantly leave huge ruts on the ground on each side of Brodie Lane because these trucks
are too large to make the turn. If ABC were allowed to expand their industrial operations to the property
at 6724 Brodie Lane this would mean that these large trucks would have to travel much farther up onto
Brodie Lane, and this would be totally unacceptable. We additionally do not want them to use the
property at 6724 Brodie Lane for the storage of construction materials, or the parking of their large
trucks.
3. ABC Block Company should not be allowed to turn the property at 6724 into an apartment complex.
This proposal would allow them to build multiple family units at a density of six per acre right in the
middle of the Brodie Lane residential community. The ten acres identified in the proposal would allow
60 units to be built. Brodie Lane has been inhabited by single family dwellings for decades and decades.
We believe there are plenty of better locations to put up apartment buildings along Stagecoach Road or
at other locations where single family neighborhoods are not already established. We believe that our
neighborhood would be totally destroyed if ABC is allowed to proceed with this proposal for the
following reasons. There are many small children that live off this street as well as many elderly
residents. School buses pick up and drop off children along Brodie Lane. The tremendous increase in
traffic resulting from a large apartment complex will turn Brodie Lane into a very dangerous street.
Brodie Lane is basically a one lane road and is too narrow to accommodate any property to widen the
street because many of the residences are already located very close to the street. We firmly believe that
our property values will be decimated if this proposal is approved.
4. We have additional questions and concerns about the proposal. Who will pay to have the gas, water, and
sewage lines moved — the city or ABC ? What about meters for the utilities? The north end of Brodie
Lane (approximately 600 feet ) is not a dedicated street. The attached map (attachment 1) does not give
any measurement of how much of the property would be Light Industrial and how much would be Low
Density Residential. Since acquiring the property at 6724 Brodie Lane, the city has had to force ABC to
cut the grass on repeated occasions. And yet ABC says that they will maintain a "park—like " setting on
this property. We do not believe that this will be the case.
