I think you will find upon investigation that this property has a non conforming status. It was originally built as a Cafe in the 1930's. I have had and operated multiple businesses out of this property in addition to it being rental property for myself as well as others. When you finish your research I am sure you'll find that I am correct. The Zoning of this property is R-2NC. If I have any of the original permits that have been issued over the years I would be more than happy to photocopy the zoning from them and you will see that they (permit people) have had to go and pull the non conforming cards many times, in fact it was just done probably three or four months ago when we had the City of Little Rocks Dept. of Road Engineering out at the property do determine the new visibility restriction that came into effect when the chain link fence was removed for the sewer project and we wanted to re -install a wood fence instead of going back with the chain link fence. Code § 36-254(b)(1) by operating a business from property zoned R-2 Single Family District.. It is my understanding that this has been a continuing violation since January 12, 1998, and that you have been properly notified of this violation.
