I am fine with the replacement of the membranes on the flat roofing, but the estimate for the replacement of the wood is vague on the details. It is troubling to me that it does not specify replicating the historic designs. I can see that the wood cornice trim on the south side of the church is a decorative reverse cyma design from Google Street maps. My photos of the south side of the church aren’t that great so I used the street maps to take a closer look. It appears that the wood trim around the little roof over the basement stairs has a more simplified design on the soffit that will be easier to replicate the rotten pieces. But I’d like to see the more complex cornice above repaired if possible rather than replacing it. The church office on the 8th Street side does not have an easement on it, nor the apartment building on the Rock Street side. If you do want to apply for grant funding on both of those buildings at some point, it would be prudent to make sure that the work being done on them now meets the Standards. From what I see on Google street maps, the church office could use a little love and it is a charming house. The summary sheet of the estimate is also a bit vague on the details. For instance, “flat roof with fireplace in the middle of roof” should probably say “chimney”, and it also doesn’t specify material for the flashing or the attachment methods at the base of the chimney. Also, what is “replace tile on church”? Also, which roof is being shingled? I know it seems like I am being picky, but I am looking out for your best interests in making sure the contractor knows what the expectations are so that you get a quality job that you will be happy with. Nothing worse than a new roof that leaks or having trim stripped off and replaced with something crummy looking. That happened to a friend of mine back home in Wisconsin. She has a lovely old Queen Anne house that she had a contractor come to do some work on, and without asking enough question in discussing the details, she came home from work to find they had stripped off all the gingerbread on her house and destroyed it in the process. Needless to say, she was very upset and heartbroken at 2 seeing those precious details destroyed on her home. So, it pays to ask a lot of questions and get clarification on the details! One of which is on the Sanctuary. We are planning to reroof the small roof on the south side (8th St. side) over stairs doing to down to the basement. It will be repairing rotted wood and replacing the roof with a white TPO roof. I have attached a quote with the description of the work. Do you need to sign off, or otherwise approve, on this prior to the LR Historic District? We also looking to replace the a flat roof on the office building and apartment building. To my knowledge, we do not have an easement on these two buildings, at least not yet. You don’t have any concern on these two do you? Thanks.
