HomeMy WebLinkAboutresponses from property ownersJune 22, 2000 Mr. Walter Malone, AICP City of Little Rock Department of Planning and Development 723 West Markham Little Rock, AR 72201 Dear Mr. Malone, As property owner of Part of the SESE of 1 n 12w 19 located at *5703 Patterson Road, Little Rock, Arkansas, I disagree with the Department of Planning and Development staff recommendation to change the zoning to Service Trades District. This property has been used as an automotive repair facility, detail shop, and automobile storage facility for the past 25 years or longer. In 1980-81 a portion of the property was used as a go cart race track for the benefit of the youth in the community. During the construction of Interstate 630, the City was given permission to dispose of dirt and concrete debris removed to make way for the expressway. After the death of my first husband (T. J. Martin), I sold the business and leased the property in order to complete my obligations on the real estate note. The building located on this property is a Butler steel frame, metal three bay shop with an attached concrete block office building. The structure is sound and kept clean inside and out. If the zoning is changed to Service Trades District, I will be unable to continue to lease the building as an automobile repair facility. This would pose a hardship on me, the property owner. Without a tenant, maintenance and/or improvements cannot be made. Please reconsider your recommendation to one in favor of the property owner. The recommendation to change the zoning limitations to one that does not include an automotive service facility will make future tenants in the present structure unattainable.
