Dear Mr. Wassner:
This letter is sent to you at the request of Ms. Margaret Tyler about her property located
at 6112 Pattern in Little Rock Arkansas. Currently the property in question is zoned I2,
Light Industrial. I have attached a list of permitted uses. The current and future owners
are entitled to use the property for any of the permitted uses based on the regulations of
the City of Little Rock.
The City,of Little Rock Land Use Plan has a proposed change to Service Trades District.
This change does not alter the permitted uses, only a change to the zoning ordinance or
reclassification of the property would result in a change of permitted uses. Under the
current Land Use Plan classification, Industrial, the only appropriate zoning would be
some form of industrial. The change to Service Trades District opens other zone
classification, if the current or future owners were to wish to change the zone
classification of the property.
This letter is to assure that whether the City of Little Rock changes, or not, the adopted
Land Use Plan; the zoning is and shall be I2, light industrial, until such time as a zone
reclassification is requested. Further the property is entitled to the `Grandfather' clause,
which allows existing uses to continue. Thus the current use may continue and the land
may be sold to others for a similar use or any other use permitted in the I2 classification.
The City of Little Rock is not currently nor is it planning to take any action, which would
change the existing zone classification of this property.

(3) Accessory uses. Accessory uses are as fol-

(d) Height regulations. No building hereafter
erected or structurally altered shall exceed a
height of forty-five (45) feet.
(e) Area regulations.
(1) Front yard. There shall be a front yard
having a depth of not less than fifty (5o)
feet.
(2) 'Side yard. There shall be a side yard on
each side of the building having a width of
not less than fifteen (15) feet.
(3) Rear yard, There shall be a rear yard
having a depth :not less than twenty-five
(25) feet.
(4) Lot area regulations. There shall be a lot
area of not less than fourteen thousand
(14,040) square feet. In addition, there
shall be a lot width of not less than one
hundred (104) feet.

Sec. 36-321. I-3 industrial district.
(a) Purpose and intent. The I-3 heavy indus-
trial district is designed to accommodate indus-
trial uses which involve potentially objectionable
uses and hazards, and which, therefor, cannot be
reasonably expected to conform to a high level of
performance, standards, but which are essential
to the economic viability of the city, This section
applies to such district. It is the expressed pur-
pose of this district on other uses by locating them
in areas where the negative influences have least
impact. The side and rear yard setbacks will be
adjusted to accommodate those tracts of land
provided with rail service.
(b) Deuelopment criteria. Unless otherwise spe-
cifically provided for in this section, the following
development criteria shall apply to this district:
(1) Every use that is devoted to the collection
storage, salvage, or scrapping of automo-
biles, trucks, buses, or other self-pro-
pelled vehicles shall provide on all sides of
such operations an eight (8) foot opaque
wall or fence. The fence or wall shall be
constructed of wood or metal so as to
preclude the passage of light or air,
(2) In addition to the screening requirements
of (b)(1) of this section, all uses that stack
or pile the chassis or bodies of vehicles
shall be limited to a maximum stacking
height of fifteen (15) feet at any point on
the property. This measurement shall be
from the uppermost point of the stack to
ground elevation on any side.
(c) Use regulations.
(1) Permitted uses. The permitted uses in the
I-3 heavy industrial district include (ex-
cept for hotel or motel) those permitted
uses found in the I-1 industrial park dis-
trict or the I-2 light industrial district
together with the following:
a. Agricultural products processing.
b. Bulk storage of highly flammable
and/or hazardous materials. This use
shall be permitted to be located by
right on tracts of land larger than
five (5) acres in area separated from
residential zoned or used property
