LU99-13-01 Sysco Foods at Geyer Springs, Frozen Road and the RR tracks. This request is in the 65th Street East Planning District. They currently have an existing PDI on the site, but have purchased church property on the west side of Battle and single family houses on the east side of Battle. This item is before the PC as an enforcement issue. They have moved into one of the church buildings for storage and using another of the buildings as an office for the construction company. This area is shown on the LU Plan as MCI, which is what is shown for the bulk of their property. The expansion of an existing use in the same LU category is not a Land Use Plan issue. Across Battle Street, where the single family homes used to be, is the rub. The lots are about 300 feet deep. The proposed use for this area is car and truck parking with a 100' "undisturbed buffer zone" along the rear. This area is shown as Single Family on the LU Plan. We area suggesting to the applicant to make his amendment to change from Single Family to Mixed Commercial Industrial and Park/Open Space. (PK/OS to recognize the 100' buffer.) We claim that the expansion of an existing use is a minor land use plan amendment. The 100' buffer shown as PK/OS on the plan could provide for an adequate buffer to the neighborhood to the east.
