Floyd 8013 Mabelvale Cut-off Road Mabelvale, Arkansas, 72103 501-568-4655 Date: November 29, 1999 To: Planning Commission Re: 9125 Mann Road — Amend Land Use Plan from C & MF to MX On October 25, 1999, the West Baseline Neighborhood Association met with Tom Folkner and Alan Beasley (applicants) as well as Vince Hustead of the Planning Commission staff during the regular monthly meeting. The members of "NA listened to a possible proposal to develop 9125 Mann Road as a.mini-warehouse. The members were aware that the request before them was for a change in the land use plan and that numerous businesses are allowed in Mixed Use Land Use. The members are also aware that any proposed use of the land will come before the Planning Commission as well as the neighborhood. After careful consideration the membership of West Baseline Neighborhood Association voted to support the land use change from commercial and Multi - Family to Mixed Use. Some of the reasons for support of the land use change were - 0 Tax base increase • Need for business development in the area * Do not want additional multi -family in the area. Mann Road has been a troubled area of our neighborhood, especially in regard to general upkeep and neatness. Tom Folkner, doing business as Tom's Tavern, next door to the Alert Center has been a good neighbor. The neighborhood supports his plans to expand his business, especially in an expansion outside the tavern business. This property has not been taken care of in the past and we feel that this may be what will happen ins the future. This could bring more traffic in an area where children catch school buses and in the neighborhood where children play. This type business could cause more thief in this area and we would like to Prevent this project from Ding built. Talking with some of our neighbors, they feel the same way.
